Calder & Grove is a fictional, premium residential property management company designed for Austin owners and prospective residents. This frontend-only experience frames property management as a visible operating rhythm: marketing, screening, maintenance, rent, and reporting are brought into one clear owner view.
The site is intended as a polished commercial concept rather than a live property-management platform. It provides a complete discovery-to-inquiry journey, useful property and neighborhood context, a media-rich listing detail, and owner-focused service messaging without fabricating customer reviews or ratings.
The experience is built around the “Ledger & Limestone” design direction. This warm-rationalist system uses light-mode chalk and parchment surfaces, live-oak green, a controlled Calder Terracotta accent, DM Serif Display, Manrope, thin ledger rules, and an architectural survey-mark logo.

Forward navigation scroll reset
The global ScrollReset component calls window.scrollTo(0, 0) whenever Wouter’s route location changes, so normal route navigation opens at the top. In-page anchors are intentionally handled as anchors.

GSAP and ScrollTrigger create the desktop “property → marketing → screening → maintenance → rent → reporting” pinned operational route.

Neighborhood, availability, and search filtering work entirely in the browser. A no-results state includes a clear recovery control.
